If you are planning to buy a home or sell a home this fall, here are some timing strategies to consider:
1. Selling Without Buying
If you are planning on selling your home and have no properties that you are looking to purchase, right now could be your ideal time to sell your home. Properties are listing and selling in July and August at record prices, and we have been getting lots of showings. Supply is extremely low and demand is high. There is no need to wait until the fall. However if the fall is better for you, we can put a plan in place for September or October.
2. Selling and Buying
Purchasing a home if you are also selling a home is the safest thing to do so that you have a definite place to go one your home is sold. If you are planning on selling and buying a property this fall, we know that with the strong seller’s market that we are in, your home is going to sell fast and sell well. We can often line up your cling date with the home that you have purchased.
If you are planning to move in the fall, now is a good time to look into neighbourhoods, view properties, and get a sense of what you can purchase for your money.
3. Selling and Buying – Selling first.
If you are planning on selling and buying but prefer to sell first, now is a great time. RIght now you could aim to have a 60-120 day closing date which would give you time to find a new property and line up your closing dates.
